This park has been here for many years and has not changed much. I say that in somewhat a good way because certain rules are inforced, just not all the right ones or in a way that benefit the residents. How can you keep an area clean when the space between each lot is barely an acceptable way to live especially with children who need to play outdoors? On the other side of somewhat... I know many people who have and currently reside in this park who beg to differ my opinion.For such an over crowded place to live, with way to many obnoxious speed bumps, I could never live here for those reasons alone. Mobile homes have thin walls and being so close together, I do not see how privacy could be maintained to anyone who exceed volumes over a minimum. I believe this park could use a good make over and have a better system with neighborhood watch. Thanks for letting me share my thoughts...

It looks like a dump. U have trailers so close to each other that it looks sssoooo very packed in there. It used to b a nice place to live but I wouldnt live there now. The hood...

Management is awesome!! Sheila has been so good to me these past 4 years of knowing her she works so hard and is an incredible person! Maintenance is such a sweet and caring person I absolutely adore him and thinks hes need more help around this community. But I do have a bitter taste in my mouth that corporate thinks its ok to constantly go up on the rent during a pandemic if only I can get back to work It wouldnt be a problem but I cant because my kids are home doing virtual which leaves my husband with all the bills. I wish they would put their hearts where there pockets are and give us some kind of understanding Ive paid my rent during the whole pandemic I think I at least deserve that. I love it here!! Would recommend buying a home here

Mill pond is always getting bought by other companies and raises lot rent each year, management is horrible, they pick and choose what rules apply to which residents. Too overpriced with no amenities

Great place to visit but I dont recommend living here. In the winter they do not plow the roads except for Monday through Friday from 9:00 a.m. to 5:00 p.m. which if you work weekends or early in the morning you have to drive out and plow your own path.

The property managers are really good at not giving you any kind of notice and no warnings before giving out violations. They have no respect that we are in a pandemic and will not give you any extra time if you are very strapped on cash. They will not offer to help you remove trash from your property if you cant afford to do so in a timely manner. If your rent in one day late, even if youve never missed the deadline they will still charge you the extra 30$. Some of us are struggling to even pay our bills and feed our families and the fact that the property managers here are so willing to give violations and late fees without even contacting the homeowner in person is beyond me. Absolutely horrible customer service. I do not recommend anyone to live here.

Letting people move in that brake the rules... management wont do a damn thing about it...place has gone down hill...BAD MANAGEMENT.

Im not a resident at your community, probblem seems tobe one of communicating or the lack of of it, your income are your residents your priority are your residents, your office staff ALL are a dime a dozen compared to the loss of rents over a year or quarter, give it a thought cleanup customer relations get a positive approach most of what you have as probblems will diminish quickly.

Ive lived her for a little over a year. Constant police presence. Ive had to call multiple times. Ive had my car broken into, a satellite dish stolen from my yard. Called the office and didnt even get a call back about my concerns. Would not recommend.

Good area for walking distance shopping & Fast food. Im not sure what others are paying? However my associate is paying a substantial amount of rent although the space is nice. Ive been told that management is difficult on many levels.only hear say In my personal opinion. If the unit and rent corresponded with my needs. I would give them a shot at having me as part of their community. Part do to the location and surrounding area.

Manager and Maintance are great! Always willing to help in anyway.

Its a good place to live but price is a little high. Maintenance is a little slow but the people in the office is very nice. I just hope with every thing going on they give us all a break on the rent as times are hard and I do understand they have bills to but if they even cut it in half till this is over would be better then a lot of empty trailors. I enjoy it here but will have to do what I have to to make ends meet.

The landlord rarely returns your emails. No matter how much you complain about noisy neighbors, nothing is ever done about it. Maintenance is pretty good, they respond in somewhat of a timely manner. Overall, I hate it here because my issue with my neighbors have gotten worse and my anxiety is through the roof!! And the number I was given to resolve the issue doesnt accept voice messages! WHAT A JOKE!!

Ive been visiting this park for years. It needs a few amenities and overall some if the trailers and lots really need better up keeping. That being said for the South side of Lansing it has an average score

Great place to live! We have been here now for just over 4 years. Sheila is amazing and helpful and willing to work with you when needed. I would definitely recommend living here.

This place is a great place to live. Prices are a little high. Would be nice with every thing going on if they would give people a break on there rent. I do understand they have bills to. But if a lot of tenents cant pay then when it is over they will have a lot of empty trailors so seams to me would be better off with some payment even if it is just lot payments even for rental trailors would be better then nothing. It would sure help with so many off work now and just trying to make the ends meet and not wanting to fall behind but may have no options to do so.

Manager was rude, had a better than thou attitude and was very judgemental. They are very strict with their rules, it is more like a concentration camp than a trailer park. So, if you dont have your own opinion and want someone to control and manage your life, this is the perfect spot.

Ive lived here since September of 2011 to current and boy have things changed. Newer homes are nice,I do love Shiela sticking around so long and over all were I live its pretty quiet. The negatives are the ants first of all. They are everywhere! Ive talked to many inside the park and they have had the same issue and whenever Ive tried to bring it to someones attn they tell me theyd have to spray everyones yard which would increase lot rent. Also you never know when someone will be in the office. Often I go there and its closed for lunch. I wish there was set lunch hr daily. And lastly rent keeps going up to high. After being here so long I should be locked into a rate. But every year it jumps 10 to 20 bucks. Please get rid of the ants before the rent goes up much further. Ive referred 3 people here. Id refer more if these things were better.

Good little neighborhood. Lot of kids though. Quiet. Nice trailers. And lot rent is pretty cheap.

I am moving out at the end of the month. Management here sucks they own my trailer the front storm door has been broken for over a year they say its on the list to be fixed but after a year lol. And rent is to high. Water is billed by a third party at a high rate $ 100 a month average

Newer dwellings added to the neighborhood and are very clean, and the yards are well maintained.

Quiet, Good Area, and Prices are decent. However Mailing Rent may be a better option than paying online, depending if they get the issues worked out for it, I would change to 5 stars.

Been at Mill pond for 4 years and we love it. MGMT is nice and polite. And do what they can to help.

Friendly, courteous staff, both Ladies I talked to in the office were very helpful, looking forward to a long relationship with them!

Nasty run down place. Office managers are horrible mean. Lot rent is thru the roof. I would not recommend this to a cockroach. The roads are full pot holes. Trailers are all out dated and run down.

Its a clean quiet place to live. They have decent mobile homes at decent prices for rent or sale.

My baby daddy lives in there its an okay place i guess i wouldnt live in there but thats just me... He likes it for time being he says.

Bad Management, I wasnt approved even after purchasing my trailer! Only to find they were friends with the manager and that they truly didnt want to sell it! They only used me to pay their pasty rent! Hope management doesnt take others for a ride!!!!

I have lived here for over 8 years and now have to move due to the new owners and management. I do not suggest EVER renting or buying in any community owned by Meritus Homes. They are very unprofessional. The manager here was harassing and slandering us so bad that we contacted an attorney after we filed a complaint to the corporate, which was ignored. Prior to this both myself and my husband had been hung up on multiple times by both the manager and the assistant as well as being cussed at and called names. They have also falsified violations in an attempt to create a reason to try to evict us. Little do they know we plan to move out anyway because this community is trashy and dumpy and has gone extremely downhill since they have taken over. Oh, and the manager who was harassing and slandering us is now promoted to the district manager! The entire company is corrupt and unprofessional.
