Ive been working with Sonia for years she does an excellent job. Along with the staff please make sure she is well taken care of very hard to find good help these days I can tell you she is a top hand.the best

I have read all of these comments. I find that the most commonly written grievance is that people are angry about being fined for things that are clearly outlined in the rules of the community and the contracts they signed.When I moved in, Sonia specifically asked me if I understood the rules and regulations several times. I myself am one of those people that read everything before I sign. I waved to her that I understood. Its been three years since Ive moved in and I have not received any fines. Why? Because I upkeep my home and lawn. I dont park on the street and I ensure my sticker is showing on my car.I appreciate the strictness of the management, because it keeps this place from looking like a dump - much like many of the other mobile home communities in the area. The staff in the office are always kind, answer incredibly quickly and take care of problems. Sure, they can at times be strict, but hey it keeps the place looking good.The only complaint I have is the super large speed bumps, but Sonia has said they will be working on this soon.Thanks for keeping this place nice and safe!!

It’s funny how all these positive reviews just popped up after they got rid of the old management (thank god). Where were all the positive reviews before?? Most of these new reviews are from people that don’t even live here. Don’t believe these fake reviews people, most of us are happy that we’re getting new management.

I have had the pleasure of working with many of the residents living in this community, and the residents at Western Pines have been some of the warmest, most kind and respectful customers I have ever worked with in my professional career as an insurance agent. Their individual pride of ownership is evident by the beautiful condition of each home, and some of the residents gardens that Ive seen in there have been absolutely breathtaking. I have never lived in the community myself, but I have corresponded with the management team many times. Sonia, Juanita and Eva seem to be fully committed to their community and the residents and do their best to enforce the guidelines as instructed by the owners. I am hopeful that the new owners will promote a harmonious atmosphere for everyone within the community so that Western Pines will continue its growth towards being one of the best and most sought after mobile home communities in East Texas.

Been living here since 1998. The ladies in the office are absolutely wonderful.They truly care about you.. The neighborhood has always been quite and a safe place. VERY HAPPY HERE.

Ive been knowing Wester Pines for a few years. The experience they have is really good . They have a good management for the community. A lot of people complain about how strict they are but they do if for a reason. They keep there streets clean and make sure the neighborhood looks representable. They do their best to keep the community look nice.

I was trying to move in unfortunately there is no empty lots.. Juanita explain to me the rules and the expectations and sound good. In order to be a good place for me to live we have to follow rules thast why they have a long list waiting time.

Juanita is a great assistant manager. She makes sure that any questions or concerns I have are being handled. The community always looks nice and clean.

Ive lived at WesternPines for 21 years. I really like Sonia and everyone in the office. Ruben Bravo has helped me so much with jobs around my home. Ruben is a professional family man who works for WesternPines.

Juanita was very helpful. I called to6 ask if their was availability for me to live in the Western Pine Mobile Home Community but unfortunately Juanity was professional and told me she would add me to their waiting list.

Very nice place! Looks very well kept and clean.

I visited the community because I wanted to buy a mobile home. I had many questions about the procedures and the maintenance. Juanita answered all my questions about the rent and availability and then I was transferred to Ruben to answered the questions about the maintenance.

Well maintained property. It looks clean every time I visit.

The maintainence crew is wonderful and reuben is a treasure. Has helped us out many times

Worst management you could ever imagine. they enforce arbitrary rules whenever they feel like it or just want to inflict retaliation. They rule, yes i said rule, by harassment and intimidation. They pick and choose who has to follow the rules and who doesnt. Do not live here. They just issued a letter saying your car cannot hang over the grass from the driveway or they will tow our car. Not parked on the grass, parked in the driveway, hanging over the grass. Wheels on the concrete, bumper over the grass,the letter says that is a tow-able offense.

FIRST OF ALL SONIA WAS THE WORST MANAGER ! She looks around in order to call the towing truck if your parked somewhere other then the driveway. Can’t even park on the side. SECOND OF ALL SHE WILL LOOK FOR ANYTHING TO GIVE YOU A TICKET ! THIRD OF ALL THE NEIGHBORHOOD IS INFESTED WITH CATS!! And not to mention they live under your home ! IT CAN RAIN CAUSE YOUR CAR WILL GET FLODED ! DO YOURSELF A FAVOR DONT WASTE TIME OR MONEY HERE !

Worst place ever do not move to this place!!! They check my dads records without him giving them permission or a Signature!!! Which is so illogical and illegal. Its mediocre the way they work, even for parking space!!! He didnt bought, own or lease and still check his record!!! Please look at other options before moving here. Also read the contract and ask before you get involved with this people.

Water is shut off weekly without warning. worst management this place has ever had. you are forced to spend lots of money on your own home for their viewing, but, you tear up your car trying to drive through here. owners do not care about their own property and how they consistently make your life a living hell. Slum Lords here. Lots of broken streets and illegal speed bumps that cause major flooding. If you want to be happy in your mobile home--dont live here.

Don’t move here!! Management is horrible here, very rude and they force you to give them money for ridiculous things. You’ll have a invoice on your door every month about something so ridiculous and also they expect you to have your lawn absolutely perfect and if it’s not they’ll send their guys to barely cut anything and send you the invoice for that. All they do here is find ways to get money out of you, they are leaches here. They pick and choose who has to follow the rules and it’s so obvious. This place is a nightmare, whatever you do, DO NOT MOVE HERE!!!

DONT MOVE HERE! Management is psycho! Sonia frequently effectuates absurd and inconsistent rules. Youre only permitted to park in your own driveway and you have to place a sticker on your windshield. No sticker or parked in another driveway, get towed. Yes, TOWED from your own driveway! Oh, and not to mention the speed bumps. Theres about 10 on my street. All different sizes and the streets are destroyed. It messes up cars. Cops wont even drive here when called! No joke! Dont get me started on the high crime rate. Do yourself a favor and dont come within 200 feet of this nightmare.

Management in this place is extemly prejudice and racist. They will constantly harass and find ways to fine you, unless youre a favorite. There is no street parking, you will get towed unless again youre a favorite. Speed limit is neighborhood is 10mph, they will threaten eviction if you speed yet management will do 30+ mph right passed a unloading school bus to give you a fine for going 11mph. inconsistent rules that constantly change solely to evict certain residents with lower rent, so they can raise rent. Management will have maintenance damaged your trailer skirting then threaten to evict you if you dont fix the $1000+ in damage they caused, this I a horrible place to live.

The WORST place to live. Also the worst neighborhood in all of Katy, Texas. Management is crazy. The streets are messed up. The street lights are burned out. Theres weird speed bumps everywhere that ruin your car. Also my neighbors car got broken into. Lots of crime here. Whatever you do... DO NOT move here! Oh... and management also will tow your car if its parked wrong or on the street for even an hour! Also the lot fee is expensive. What do they do with that money?! Obviously nothing! Its cheaper to live elsewhere.

I like Sonia the manager of western Pines mobile home community. She has a job and she does it well. Everyone is friendly in the office.

I have lived in this community for about 14 years and I am happy for the improvements that have been made and that for some it does not seem that one has to live in a community with regulations. That is important in any part or society and even in our environment. This community is one of the best I have ever lived in. Sometimes managers are a bit strict but I prefer that. You have to read and follow the rules if you move here!I have lived in other communities where they did not care about the appearance of the houses and they looked horrible. In Western Pines the roads are clean and not crowded with cars. The houses also have to be clean and presentable.Managers always help me when I call or stop by the office.The only thing that took me was the wait to move here because they have a waiting list. But either way it was worth the wait!
